Is LEGACY a general contractor?

No — deliberately and structurally. LEGACY is an independent advisory and owner's-representation firm. We do not perform construction, we do not hold construction contracts, and we do not supervise trades. Construction is performed by licensed contractors engaged directly by you. That separation is what makes our advice trustworthy: we have nothing to sell you but judgment, and no interest in the project's spending except that it serves your objective.

Then what does an owner's representative actually do?

Everything the owner's side of the table requires and the owner shouldn't have to do alone: define the objective and strategy, organize selection of the team, review what the professionals recommend before you rely on it, run competitive procurement in your name, monitor execution, scrutinize the economics, keep decisions documented, report monthly in plain language, and stay until the doors open. The professionals do their jobs; we make sure their jobs add up to yours.

Do we still need an architect and a general contractor?

Yes — and good ones matter enormously. Nothing about our role replaces licensed professionals; our role is to help you choose them well, structure their agreements sensibly, coordinate their work, and hold it accountable to your objective. The strongest project teams like working with a prepared owner. That's what we make you.

When is the right time to bring you in?

Earlier than most owners think. The cheapest problems to fix are the ones prevented in strategy — the objective, the budget architecture, the delivery model, the team. That said, we join projects at every stage, including mid-construction and including projects in real trouble. The honest rule: the day you first wonder whether someone should be watching this for you is the day it's worth a conversation.

How are fees set?

In writing, in advance, and only from you. Assessments are fixed-fee with a defined scope. Continuing representation is a defined monthly fee scaled to the project's size and phase. We accept no compensation of any kind from contractors, vendors, or suppliers — no referral fees, no markups, no rebates (The Independence Charter). Work outside an approved scope is not performed and not billed.

Our project is already in trouble. Is it too late?

Rarely. Late is exactly when independent eyes matter most — while options still exist. The first step is a fixed-scope assessment that establishes where the project truly stands and what your realistic options are, with costs and risks attached (Special Situations). You keep the findings whether or not we continue together.

Will you work with the team we already have?

Yes — that is the normal case. We join projects with architects, contractors, engineers, and managers already in place, and our arrival usually improves those relationships: information gets organized, decisions get made on time, and everyone's work is measured against a clear objective. We critique positions, never people, and never in public.

How does an engagement begin?

A conversation first — tell us, in general terms, what you're trying to accomplish. If there's a fit, you receive a written proposal with a defined scope and fee. An engagement exists only when an agreement is signed. No work begins, and nothing is billed, before that.
