A church or nonprofit building program is unlike any commercial project. The money was given, not merely budgeted. The board answers to a congregation, a membership, a community of donors. And the building itself is not the objective — the mission it will house is. That changes what the owner's side of the table requires.

What changes with LEGACY in the room

Every dollar becomes explainable — to the finance committee, to the board, to the congregation if asked. Every major decision arrives framed: options, costs, risks, recommendation, in plain language, on paper. Contractors and vendors are selected through documented competition, so no one ever has to defend an award they can't show the file for. The project answers to the ministry's calendar and priorities, not the other way around. And leadership gets its time back: pastors and executive directors were not called to chase submittals.

Where we come in

Ideally, before the first architectural conversation — when we can help define the objective, the budget architecture, and the team (Strategic Project Advisory). Just as often, mid-project, when leadership feels the project has outgrown the volunteers and staff carrying it (Owner Representation). And sometimes on the hard day, when the numbers stopped making sense (Special Situations).

Nearly all of it is stewardship in the oldest sense: protecting what was entrusted, and being able to show that you did.
